That Section 905 "Highway Commercial (CS-1)", Sub Section (1) “Uses Permitted" of Port Coquitlam Zoning Bylaw 2240, the amended by deleting clauses (k) and (1). That Section 906 "Service Station (CS-2)", (1) "Uses Permitted" of Port Coquitlam Zoning Bylaw 2240 be amended by renumbering the existing clause {c) as (dad), and inserting a new clause (c) to read as follows: "retail sules of groceries, and confection occupancy maximum 60 square meter (645 square feet) accessory to a service scation use". BACKGROUND The above recommendation was presented to Council on March 5, 1990 (see attached report). The deletion of clauses (k) and (1) will eliminate gas stations and car wash uses from the CS-1 zone. The Municipal Council tabled any action on the recommendation pending confirmation that no existing gas station within the CS-1 zone would be rendered non-conforming by the issue of the proposed bylaw amendment. GAS STATIONS ON CS-1 ZONE: a. Bylaw Provisions: The highway commercial zone (CS-1) permits the operation of gas stations “only where such use is included in combination with and on the same lot as automobile show room and/or an establishment for the retail sale of new automobile parts and accessory”. Gas Station under CS-1 zone: There are four gas stations operating on properties under CS~-1 zone. Their legal status is as follows: 2079 Lougheed retail of gas only Status non-conforming use Comments This use does not operate in combination with an automobile show room or the retails sales of new automobile parts and accessory.
