Re: Rezoning Application R#3-75 At the regular Council Meetingof May 3rd, 1976 the follewing resolutions were passed: "The Approving Officer may recommend to Council exemptions from minimum parcel width requirements where the minimum lot size of 5,400 square feet is met and the frontage is not. less’ than 50 feet". "That the foregoing resolution approving application R#3-75 to rezone property bounded by Langan, Brown, Warwick and Taylor from RS~2 (one family suburban residential) to RS-1 (One family residential) he deferred for one week and referred to the Approving Officer for review". Attached is a sketch of Drawing No. 209-65 outlining an ll lot subdivision with four 43 foot lots, four 60 foot lots, one 65 foot lot, and two 67.5 foot lots. This proposed layout does not conform to the resolution outlined above with respect to frontage exemption It is the feeling of the undersigned that the resolution of Council shculd be complied with until such time as agreement has been reached on amendments to the Zoning By-Law and Subdivision By-law relating to reduced frontages. Council will recall that in this area of the City in particular, Council has adopted a policy to prevent residential construction on 33 foot lots. It would appear that to create 43 foot lots at this time without amendments to the Zoning and Subdivision By~laws could cause some problems. It is, therefore, the recommendation of the undersigned that frontage exemptions be granted this particular proposed subdivision in accordance with the resolution of May 3rd, 1976. It is further recommended that Council give consideration - to amending the May 3rd, 1976 resolution as follows: "The Council will consider exemptions from parcel frontage requirements where the proposed parcel meets the Subdivision of Land By-law in every respect except frontage and where the proposed reduced frontage is not less than 50 feet", [eevee
