The proposed amendment to the Zoning Bylaw would add a provision that "each strata lot in the building shall be used for only one dwelling unit". This would allow the City to request removal of an illegal suite in either side of a duplex without having to inspect the entire building and units that are under different ownership. Compliance Notices: When an infraction of the Zoning Bylaw is discovered, the Bylaw Department currently issues a notice requiring the property owner to compiy with the Zoning Bylaw within 21 days. An amendment to the Zoning Bylaw should be made to include this enforcement practice. DISCUSSION: Both amendments to the Zoning Bylaw are minor and of a housekeeping nature. They will not alter the City's enforcement powers and will provide a clear basis for the couwpliance notices now being used by the City. The amendments have been vetted by the Municipal Solicitor.
