A Public Information Meeting was held on September 15, 1992 at the direction of Council in order to gather public opinion on the proposed 39-unit development. On November 10, 1992, Pianning Committee and the applicant met with residents of the adjacent mixed-use building at 3600 Westwood Street. Concerns were expressed by residents about the proximity ef the proposed building to their apartments. The applicant was subsequently requested to revise the design to address those concerns. PROJECT DESCRIPTION: This submission, which is the revised design, now proposes 52 residential units in a three storey apartment building. The front and rear yard setbacks are 25 feet. The exterior side yard facing Fox Street is 12 feet and the interior side yard adjacent to the neighbouring mixed-use building is 30 feet. Parking for 88 cars is provided in an underground structure with access from Davies Avenue. The floor area ratio of the building is 1.33 and site coverage is 47%. The height of the building is approximately 11 metres. COMMENTS FROM OTHER DEPARTMENTS: Engi : D t: All off-site works and service connections were installed for this site when developed in 1991. Development Cost Charges in the amount of $196,560 are applicable (52 units @ $3780 per unit). Building Department: The building is required to be sprinklered.
