THE REPORT NOW INCLUDES A DEFINITION OF NATURAL GRADE, A REVISED DEFINITION OF FINISHED GRADE AND A NUMBER OF HOUSEKEEPING ADJUSTMENTS TO THE WORDING OF THE EXISTING BYLAW AND PROPOSED CHANGES, SUGGESTED BY THE MUNICIPAL SOLICITORS. RECOMMENDATION: I. It is recommended that Part 808 ~ Apartment (RM-4) of Port Coquitlam Zoning Bylaw, 1987, No. 2240, be amended as follows: 808 Apartment (RM-4) (1) Uses Permitted: no change in content. (2) Floor Area Ratio: The maximum floor area ratio is 1.0, provided that where required off street parking is constructed within a building footprint or in ar underground structure, the maximum floor area ratio is increased by the proportion of the required parking so provided, multiplied by 0.4, to a maximum floor area ratio of 1.4. (3) Usable open space: This section to be deleted and replaced by: (3) Recreation Areas: Recreation areas shall be provided on the same lot as the principai residential building(s) as follows: (a) 3.5 square meters (38 square feet) of outdoor recreation area per dwelling unit; and (b) 2 square meters (22 square feet) of indoor recreation area per dwelling unit; 22 2/ | {TEM | PAGE Eon
