SUBJECT: Rezoning Application 1/86
3191-93 Shaughnessy Street

RECOMMENDATION:

That City Council! direct the Clerk's Office to prepare a bylaw
to rezone Parcel A of Plan 19355 from RS-j] to RT-1. vos

BACKGROUND AND COMMENTS:

This application is to rezone an existing duplex to bring it
into conformance with the Zoning Bylaw. The duplex is an older
building that was constructed before the RT-1 Zoning District
was introduced,

The property conforms to the minimum lot size and building
setback requirements. There is another non-conforming duplex
building next door, so the minimum separation requirement
between properties can not be met.

'n conclusfon, this report is recommending this property be
rezoned to bring it into contormance with the Zoning Bylaw.
