SUBJECT: Rezoning Apptication 18/84
2815 Commonwealth Street

RECOMMENDATION: That City Council direct the Clerk's Office
to prepare a bylaw to rezone Lot 446, of D.L.
466, Group 1, Plan 58061, N.W.L.D. from RS-|
One Family District to RT=-! Two Family
District.

COMMENTS:

te This proposal contorms with the draft Community Plan policy
That a variety of housing types be permitted in singie
family nelghbourhoods, including; houses, small lot houses
and duplexes, .

The property also confarms with the RT=| Two Famity
District regulations for separation between units. It
Should be noted that as the property presentiy exists It fs
slightiy deficient In area to meet the minimum lot size
requirement. The adjacent !ane Is to be closed and
consolidated with the lot in exchange for road widening
elsewhere. Final approval of this rezoning fs contingent
upon that road exchange.

With respect to land use this property Is adjacent to
commercial! buildings along the south and west sides and
single family to the north and east. As this property Is a
key corner lot separating the surrounding singie family
homes from commercial uses along Lougheed Highway-Oxford
corner Its development to a stightly higher density fs
supported. This support [s extended on the basis of the
higher density's permitting the owner to Instail noise and
sound barriers to a higher standard than would be erected
for a single family dwelling.
