Director of Planning 1530 Kingsway Avenue Application for Development Variance Permit Planning and Development Committee — June 12. 1990 RECOMMENDATION : . It is recommended that Council pass a resolution authorizing the Planning Department to prepare Development Variance Permit No. 22/90. PROJECT DESCRIPTION: The applicants are Proposing to subdivide the subject property into two industrial parcels. The shape of the site is such that, although the area of the proposed lots far exceed the minimum lot area under the M-1 zeme, it is not possible for one of the lots to comply with the minimum lot depth requirement. COMMENTS FROM OTHER DEPARTMENTS: The Engineering, Fire and Building Department had no comments on this application. The Parks and Recreation Department has requested that the landscape plans for this project be submitted to the Parks and Recreation Department, in due course, as part of the building permit. DISCUSSION: The odd shape of the original parcel makes it impossible to create two separate lots that fully comply with all minimum dimensions for lots in this zone. However, the proposed lots clearly exceed the minimum lot area under the zone and they are viable industrial lots.
