hereto and made a part hereof and which is entitled "Site
Details" - as the location of a "McDonald's Restaurant"

said restaurant to be located and constructed in accord

with the drawings entitled "Site Plan" and "70-200 Road

Sign" which are attached to this Land Use Contract and
‘made a part hereof as Appendices II and III respectively.
With respect to parcel "D" as shown on Appendix I of this
Land Use Contract which is attached hereto and made a
part hereof and which is entitled "Site Details" - in
accord with the provisions of the Zoning By~law of The
Corporation of the City of Port Coquitlam in force from
time to time relating to the zone in which the said
parcel is located.
With respect to parcels "E" and "F" as shown on Appendix I
of this Land Use Contract which is attached hereto and
made a part hereof and which is entitled "Site Details" -
as public highway; being 14 foot road widenings of Oxford
Street.
Except as otherwise provided in this Land Use Contract the
use of a "McDonald’s Restaurant" permitted in sub-clause i. of
clause (a) of this Section shall be permitted to the limit and
extent provided in Part VI of the "City of Port Coquitlam
Zoning By-law, 1969, No. 918" as in force on the date of
registration of this Agreement in the New Westminster Land
Registry Office as if the said use was occurring on property
zoned CS-1 (Service Commercial) under the said Zoning By-law.
A copy of the said Part VI is attached hereto as Appendix IV.
5. (a) No building, structure or improvement shall be sited upon
parcels "A", "B", and "C" as shown on Appendix I except in compliance
with the "Site Plan" and "70-200 Road Sign" plan attached hereto as

Appendices II and III respectively.

(b) All construction details shall conform to the provisions of
the applicable portions of the National Building Code of Canada, the
British Columbia Plumbing Code, and the "City of Port Coquitlam Building

and Plumbing Code Administration By-law, 1974, No. 1298".
