BACKGROUND: A Rezoning application has been received to rezone a portion of 2551 Kitchener Avenue from RS-l (Large Lot Residential) to RS~2 (Small Lot Residential) and RT~1 (Two Family Residential). The site is approximately two acres in size and has access from both Tuohey Avenue and Kitchener Avenue. A creek runs through the southeast portion of the site. The subject site is designated "Residential" in the Official Community Plan. A subdivision application, under the present zone, was recently approved. This approval permits the subdivision of the property into 8 single family lots, five facing Tuohey Avenue and three fronting onto Kitchener Avenue. PROJECT DESCRIPTION: This application is to rezone the property in order to accommodate 6 single family lots on Tuohey Avenue, and two single family lots and one duplex lot on Kitchener Avenue. After rezoning, there would be a net gain of two additional dwelling units on the site. The proposed six single family lots are arranged in a cul-de-sac off the end of Tuohey Avenue and back onto the creek. The remaining three lots will obtain access from Kitchener Avenue. COMMENTS FROM OTHER DEPARTMENTS: Engineering Department: An approved subdivision is in effect for this area. The subdivision plans have been approved by the City and are now with Land Titles for registration.
