Eng., Approving Officer Re: Subdivision of Land By-law Minimum Parcel Width - RS-1 Zone In 1972 the Council adopted, by Resolution, a policy governing frontage exemptions for subdivisions in the RS-1 zone. This policy previded exemptions when the proposed parcels on a street averaged not less than 60 feet and when no individual parcel frontage was less than 54 feet. In 1976 considerable discussion was carried out relating to the new Zoning By-law and. the wish of Council at that time was that the frontage requirements for lots in the RS-l zone be changed. Because of other difficulties, the Zoning By-law was not passed; however, Council did pass the following. Resolution on May 10th, 1976 which confirmed what Council had been doing with respect to frontage exemptions since June 1975: "The Council will consider exemptions: from parcel frontage requirements where the proposed parcel meéts the Subdivision of Land By-law in every respect except frontage and where the proposed reduced frontage is nut less than 50 feet". ; From June 1975 until the present time the Council has granted all frontage exemptions meeting the criteria stated in the May LOth, 1976 Resolution. Because it appears'that considerably more time will elapse before the Zoning By-law amendments proposed are final- ized it is recommended that the minimum parcel frontage for the RS-1 Residential Zone as outlined in Section 401 (a) of the Subdivision of Land By-law be changed from 60 feet to 50 feet. Section 401 (b) (i) of the Subdivision of Land By-law reads "may be reduced to not less than 40 feet where the lot is on the outside of the curve or where the lot lines diverge from the front to the rear provided the minimum width at the required front building line is not less than 60 feet; or". It is recom- mended that the 40 feet and 60 feet be amended to 30 feet and 50 leet respectively.
