THE CORPORATION OF THE CITY OF PORT COQUITLAM BY-LAW NO. 1561 4 By-law to authorize the City to enter into Land Use Contract No. 24. WHEREAS the "City of Port Coquitiap Zoning By-law, 1969, No, 926" as amended designates certain areas of land within the zones set out thereia as “Development Areas"; AND WHEREAS the lands hereinafter described are situate within an area so designated; AND WHEREAS the Owner of the said lands has’ wade application for a Land Use Contract to authorize works, develop-ent, and use some aspects of which are not in conformity with the relevant City By-laws as the Seue apply to the zone in which the said lands are situate; AND WHEREAS the Council has given due regard to the following considerations: (a) the promotion of health, safety, convenience and welfare of the public. (b) the prevention of the overcrowding of land, and the preservaticn of the amenities particular to any zone. (c) the securing of adequate light, air and access. . (d) the value of the land and the nature of its present and Prospective use and occupancy. (e) the character of each zone, the character of the buildings already erected and the peculiar suitability of the zone for particular use. {f) the conservation of property values, the impact of development on Present and future public costs. the betterment of the environment, the fulfillment of community goals, (e) the provision of necessary public space, , and it ids deemed desirable to enter into Land Use Contract No, 24 in the form and to the extent hereinafter provided. NOW THEREFORE the Municipal Council of The Corporation of tha City of Port Coquitlam, in Open meeting assembled, enacts ag follows: 1. The Council of The Corporation of the City of Port Coquitlam is w2- hereby authorized oud cepowered to enter into a Land Use Contract with Trinoda Moldings Linited, Mezz ~ 9304 Salish Court, Burnaby, B.C, in the form and to the extunt set forth in "Land Use Contract No, 24" which is the Schedule hereto annexed and made part of thia By-law, 2., The said Land Use Contract Nor 24 shall extend to and shall regulate the development and use of the lands described therein. 3. Land Use Contruct No. 24 shall have the force and effect of 3 restrictive covenant running with the land described therein and shall be vegistered in the New Westminster Land Registry Office. 4. This By-law may be cited for all Purposes as "Land Use Contract No. 24 Authorization By-law, 1977, No. 156i", Read a first time by the Municipal Council thia Nineteenth day of September, 1977. .
