LEGAL Lots 7 and 8, Block 14, District Lot 464, DESCRIPTION: Group. 1, Plan 2244, BACKGROUND: The commercial building in question is roughly 17 years old. It has a total building area of 3,110 square feet. The building is situated on a site consisting of two legal lots. The setbacks of the building from.Flint Street, Coquitlam Avenue and the lane are below the Zoning By-law requirement and consequently the building is considered to be non-conforming. Prior to final approval of,the stratasubdivision, ‘it is necessary:-for the applicant to first seex approval of the Board of Variance on setback relaxation. Some general upgrading of the building is required to make it suitable for strata subdivision and paving of the parking area is needed. RECOMMENDATION: The Planning and Zoning Committee recommends that the application be approved subject to the following conditions: _1. Approval of the Board of Variance on setback relaxation.
