COUNC SEP 29 1975 MAYOR AND COUNCIL , DATE: SEPTEMBER 17, 1975 PLANNING AND ZONING COMMITTEE REFERENCE: R#8/75 and R#9/75 LEGAL DESCRIPTION: “BACKGROUND: RECOMMENDATION: Both requests ere from the same applicant to rezone two RS-1 duplex lots. on Pitt River Road to RM3 to permit the conversion of two duplexes to two four-plexes. R#8/75: Lot 107, D.L. 255, Plan 43925 R#9/75: Lot 103, D.L. 255, Plan 43925 The two lots in question are presently occupied by 2 new duplexes. The size of the lots is 13,400 sq. ft. and 14,200 sq. ft. respectively. The conversion to four units each will produce a density of more than 12 units/acre and this will require the RM-3 zoning. If this is permitted, it would imply that the City is in favour of spot apartment zoning in predominantly single-family residential areas, and it would be difficult to deny other similar applications. These two applicatiovus were considered by the Planning and Zoning Committee in its August 28, 1975 meeting and the Committee recommended that they be rejected ch pasis that the Committee is not in favour of spot apartment zoning.
