Application to rezone a portion of the property at 3546 Cedar Drive from RS-2 to RS-1 to allow the creation of a small building lot. Portien of Let 8 of Lot 4, Blk 4, Plan 15600, Section 6, Township 40. The proposal involves the creation of a small lot, approximately 107' x 150', by subdivision of Lot 8. The balance of lot 8 is then to be consolidated with adjoining Lot 75. Both lots involved are presently zoned RS-2. In order to allow the proposed sub- division,the small lot so created must be granted RS-1 zoning as it is less than one acre which is the minimum lot size required for RS-2 under the Zoning By-law. Although rezoning of the small lot is required, it does not seem to contravene the basic intent of the policy recently established by Council on RS-2 to RS-1 rezoning, as the proposed subdivision does not create any more building lots. It is merely a matter of interior lot line adjustment. In fact, the proposal is a welcome one. It provides greater flexibility in future development of the consolidated site and has removed some of the constraints that will be encountered in future subdivision of the two parcels if they were to remain unaltered. . It is advised by the Approving Officer that the proposed subdivision does not conflict with the advanced road plan established for the area, and that he is prepared to approve the proposed subdivision 4£ rezoning can be granted. It should be noted that discussion on the proposed subdivision began early this year between the applicant and City officials, and it was indicated to the applicant that the proposal would likely receive favourable consideration. However, the proposal was not. finalized until just recently. The subject application was considered by the Planning and Zoning Committee at its July 31st,1974 meeting and the Committee recommends that it be approved in order for the proposed subdivision to proceed. ° L.
