~3- Approval of this application would set a precedent in encouraging other properties in "Apartment" areas to re-develop at lower densities than intended. This would delay or prohibit the development of lands for multi-family buildings and reduce the amount of developable land for multi-family uses. As this happens there, will be further pressure to extend the boundaries of multi-family designation into adjacent single-family lands. Relaxation of the minimum distance separation between duplex zones is not possible. The Zoning Bylaw, then, would need to he amended with the result of permitting lesser distances between duplexes throughout the city. Re-development of 1943 Manning Avenue to a duplex has no benefit to the public; it is understandable the applicants desire to cash in on the investment in his home by seeking a slightly more intensive use, however his proposal is contrary to Fundamental Planning and Development Management Principles.
