Rossco Ventures wii] have to return the land already cleared, but which isn’t needed for the road, back to its native slate, says city planner David Trawin. - The city issued a stop work order a monti ago after neighbours complained that road work and clearing was going ahead without a devélopment permit, Rossco Ventures already has developed lots in. the area but that was done be- fore the property in question came under new regulations | pertaining to environmental- ly sensitive or potentially hazardous areas. Trawin said Rossco Ven- tures thought it didn’t need a pennit for its new project because none was required for its initia! development. . “After we contacted Rossco Ventures and the slop work order was issued, it did order a geotechnical study and an environmental assessment as required,” he said. “The geotechnical study and the environmental as- sessment have been done and now Rossco is comply- iag with what is necded,"’ ‘The requirement to replant land already cleared that isn’t need for a road will have to be done to specificiations of a biologist, Trawin added. Rossco’s work has been criticized by ncighbours next to the development, saying the area has been needlessly cleared, They also compiain that access to the Terrace Mountain trail, which is on Rossco property, has been blocked and that fill being brought in has overflowed onto their property. The company is being al- lowed to continue work oul- side of areas deemed en- viromentally sensitive .and can continue its road con- struction. **The areca where the road is going to be put has been pretty much destroyed anyway,’” said Trawin. Fill being placed that is spilling onto neighbouring propertics is on land that falls outside the environ- mentally sensitive designa- tion. Trawin did note that the toad to the proposed build- ing lots will be a private one and is being termed as a pri- vate driveway. That designation requires a lower standard of design and construction than if the road was going to be a pub- lic one.
