PROJECT DESCRIPTION: The proposed four-storey building contains thirty-five residential units. It has a floor area ratio of 1.37 and site coverage of 42%. The building height varies between 40 and 43 feet from natural grade. The units are arranged in a stacked format where the first two floors of the building contain two-level apartments with direct ground access while the uppermost two floors contain two-level apartments with access from a common interior corridor. Parking for sixty cars is located in an underground structure that obtains access from the end of the Rindall Avenue cul-de-sac. COMMENTS FROM OTHER DEPARTMENTS: Engineering Department: The engineering requirements for this application are: 1. Roadworks: Rowland; 1/2 rd. plus 1.0m construction - fut.10.5m c/c complete with barrier type curb and gutter. Rindall: construct cul-de-sac complete with curb and gutter and catch basins. Ornamental street lighting on Pitt River, Rowland and Rindall. Sidewalk on Pitt River along frontage of site. Install storm sewer on Rowland from Pitt River to Rindall complete with connection to the site and catch basins. 5. Install watermain from Pitt River to north property line of development complete with service connection to the site and fire hydrants. Loop main on Rindall-Rowland to east. 6. Construct emergency access on Rindall - Rowland to cul-de-sac. 7. Underground Hydro and Telephone services required to site. 8. Sanitary service connection and development cost chargea at building permit application. Pwr 9. Relocate existing sanitary mains as required by building envelope. 10. Payment of 1993 DCC costs required. Building Department: A Building Code review will be done at the time of Building Permit Application. Parks and Recreation Department: Landscaping to be approved by Parks and Recreation Department. Include a community room in the design.
