Brown Director of Community Planning SUBJECT: Rezoning Application No.14/835 3461/65 Wellington RECOMMENDATION: That City Council! direct the Clerks's Office to prepare a bylaw rezoning from an RS-! Single Family to RM-3 Apartment designation. BACKGROUND: This property is the application that ted to the Planning Cepartment'!s raview of non-conforming apartments in Port Coquitlam. Based on results of that review City Council authorised the administration to proceed with preparing an omnibus bylaw to rezone the apartments recommended. /s this application was formally submitted by the owners in July of fast year itis felt that it should proceed ahead of the remainder. * . COMMENTS: The application to rezone 3461/65 Wellington is to bring a non-conforming apartment building constructed before the Zoning Bylaw was introduced “into conformance.’ This property and building complies with detail regulations of the RM-3 apartment district in the Zoning Bylaw. in conclusion, approval of the app!iftcation is being recommended as it complies with the detail regulations of the designation: being requested and Council's policy for non-conforming apartments.
