Existing commercial centre is adequate and further
expansion is ‘not desired.

Concerns over the types of business moving into the
proposed development, in particular, business such as -
convenience stores which the residents feel to be catalyst
to vandalism and noise.

Upgrading of Ulster to Salisbury is desirable as cars
are now parking on Ulster, north of the lane.

Concerns cver the possibility that the proposed comm-
ercial development may result in increased on-street
parking on Toronto and Ulster and that vehicles may
use the end of Toronto for turning around.

Several accidents have already occurred on the lane
behind the proposed development. It was suggested that
speed bumps may be the solution.

Additional crosswalk on Prairie east of Coast Meridian
is desired. :

RECOMMENDATION:

The Planning and Zoning Committee recommends that the
proposed commercial development not be approved for the following
reasons: .

1. The notice of the public information meeting was
unable to reach a number of new homeowners in the subdivision on
Toronto and Oriole due to technical difficulties.

2. Some recent home buyers in the same subdivision
were not advised of the proposed commercial development by the
builder who had earlier agreed to advise all potential home
buyers of the proposed development.
