Duplex Lot Rezoning
Sand Castle Phase Two (File 20/89)

RECOMMENDATION:

THAT the Clerk's Office be directed to prepare a bylaw rezoning Lot 112, Rem.
of Lot 49 and Rem. of Lot 50, GP 1, Plan 79369, DL 168 and 169 from RT-1 to

RS~2.

AND THAT the Mayor and Clerk be authorized to initial an amendment to the
developer's agreement for this subdivision including the change of zoning.

COMMENTS :

This change of zoning has been submitted as a reflection of the road pattern
change. Council may recall that another duplex lot at the corner of the new
interconnecting road between Citadel Heights and the Sand Castle subdivisions
was changed because of the new road pattern. The change of road pattern has
brought a minor redesign of the subdivision and more single family iots are
being created. In redesigning the subdivision, the duplex lot is to be
replaced by two residential lots.

Approval of this application is recommended as a minor modification to the
subdivision to accommodate the road pattern change.
