Lee, Planning Officer Reference: R#22-74 SUBJECT: Application for "Development Area" designation on 5 lots at 2351-2389 Bury Avenue to allow a 43-unit condominium apartment development. The properties involved are presently zoned RM~2. BACKGROUND: Council will recall that in the June 24th, 1974 Council Meeting, Council gave approval to a strata title subdivision of a proposed 26-unit apart- ment building on a site of 3 lots at 2351~2381 Bury Avenue, Since then the applicant has further acquired the two remaining lots in the same block and the proposed development scheme has been revised. The number of units is proposed to be increased to 43 reflecting a density of approximately 37 units per acre. However, due to the density change in apartment zones recently approved by Council, this project is unable to proceed under the RM-2 zoning designation. As a result, the applicant is requesting "Development Area" designation to be granted on the propesed site and approval for the revised scheme. STATISTICS: Site Area: 49,720 sq. ft. No. of Units: 43 Density: 37 Units per acre approximately Open Space; 8,600 sq. ft. required 10,000 sq. ft. provided Parking: 65 spaces provided 65 spaces required, 47 of which underground. Site Coverage: 35%. RECOMMENDATION: The proposed development appears to be very desirable as it provides the excellent opportunity to tidy up the entire block and to substantially improve the overall physical appearance of the area. Amendments are nec=- essary in some minor aspects of the proposal which in my opinion can be resolved between the applicant and the Planning Department. I would there- fore recommend that Council consider approval for the subject development and "Development Area" designation on the development site subject to off-site servicing to be approved by the City Engineer. < Lee, Planning Officer.
