Rezoning Application 1875 Broadway Street
‘ienning and Development Committee = April 24, 1990

It ig recommended that this application be approved to proceed for
rezoning from M-3 ~ Clean Industrial to CD ~ Comprehensive Development under
Section 963 of the Municipal Act subject to:

1. The comprehensive development zone to comprise all the uses under the
M-3 — Clean Industrial Zone plus the following uses of the CS-1 Highway
Commercial Zone;

a. Cafes and Reataurant (limited to a maximum area of 2000 square feet
and no more than one establishment per property within this CD zone);

Offices and storage for the following trade contractors:

Building, Electrical, Heating, Ventilating, and Air Conditioning,
Painting, Plumbing, Refrigeration, Roofing, Septic Tank and Sign,
providing that all storage muat be confined within the building.

2. Satisfaction of the concerns expressed by the Director of Building.

The Engineering, Parks and Recreation, and Fire Departments have no
comments on this application.

The Building Departments comments are as follows:
This building was designed and reviewed for industrial use. The
applicant should be advised of the following restrictions for
restaurants:

not permitted next to a high hazard industrial use;

a minimum two hours fire separation from other occupancies $§

facilities for the disabled will be required;

occupant load and size to be determined prior to occupancy.
