C MEMORANDUM JUN 12 1978 Mayor and Council © 5th, 1978 Planning and Zoning Committee SUBJECT: Application for a land use contract to develop a Motel/ Restaurant Complex at 1545 Lougheed Highway. LEGAL DESCRIPTION: Lot 73, Block 4, District Lot 480, Plan 20844 BACKGROUND: Council will recall that the subject property was rezoned from CS-1 to RS-2 in March 1977. We have now received a development propcsal in two phases on the subject property. The first phase is to be a 54-room Motel/Restaurant Complex. The second phase is, however, undetermined in timing and nature of development. Access to the development would be via an access road off Coast Meridian, south of Bridgman. The access rcad is to link up with a frontage road directly in front of the development site using the undeveloped portion of Lougheed Highway right-of-way. The Ministry of Highways has indicated that it is in favour of such frontage road concept. The Planning and Zoning Committee is Suggesting a single land use contract to be applied to the entire site, allowing the Motel/Restaurant complex as the first phase of the development and CS-1 uses, except auto~- motive repairs and services, on the balance of the site in the future. The frontage road is to be constructed in two stages concurrently with each phase of the development.
