/6. September ath, 1973. Plan.& Zon.Comm.re — From the Planning & Zoning Committee, August 30th, 1973 advising of a adjoining. housing ; units-33'wide . proposal received from a. local land-owner to permit. construction.of two ad-.. lots joining housing units with common. party walls on 33~foot wide lots by elim- {nating the sideyard requirements ona common let inne. - A discussion endued, and Alderman Traboulay ardviaad that in hia opinion thie was NOE the. carrect. approach to the problem, | but: rather that: the sideyard requireente should bo q reduced from 6' to 4! or even 3, Alderman Laking advised that in his opinion the proposal would merely result in row on row of duplex’ avellings and Mayor Scott inquired whether any restrictions on the numbers allowed would be in-- cluded in the proposal. Alderman Ranger advised that.as the 33' lots affec- ted are scattered over the City, restrictions on numbers: would be complicated and he reminded the Council that the proposal was intended to cover existing lots only and it was not the intention to create new 33! lots but only to. allow some Flexibility in building on. the 33' lots present existing. Alder- man Thompsen referred to the comment that a cost saving in construction. would be present..due to the use of a party wall and he stated that this was a very important matter in view of the rapidly escalating housing costs. Alderman Mabbett, however, stated his view that he did not think any cost savings would be passed on but would simply be retained by the developer as extra- profit due to the seller's market in hous ing existing in the entire Lower Mainland area. Alderman Thompson expressed the view that the. present propos~ al differed from the construction of a common ype of duplex in that each. side of the duplex would be owned by the resident thereof rather than simply. being vented out by an absentee landlord and that this would. certainly make a diiference to the management of the property. It was agreed that the sub- ject would be examined further: by the. Planning & Zoning Committee. “ity Adm. re Fire A. report from. the City.
