rh ae ’ siete April 27, 1992/114 2.15 Shaughnessy/Prairie — Development Area XV This area is designated as a Development Permit Area for the establishment of objectives and the provision of guidelines for the form and character of Multi-family development. (1) Boundaries: North: The property line between Remainder 34, Plan 25135 and Parcel B, Plan 65646, from the point of intersection with Lot 236, Plan 40830 to the point of intersection with Lot 233, Plan 40830; the south property line of Lot 230, Plan 40830. East: Center line of Shaughnessy Street; west property line of Lots 230, 231,232 Plan 40830. South: Genter line of Prairie Avenue; north property lines of Lots 234, 235, and 236, Plan 40830. West: East property line of Lot 234, Plan 40830 The boundaries noted above are shown on Map ‘Schedule "C" of the Official Community Plan' as Development Permit Area XV and in the Map 'Development Permit Area XV', which forms part of the Official Community Plan. | | (2) Objectives: The objectives of the Development. Permit Area are: (a). To facilitate the orderly development of the area and to encourage coordination of the siting, form and volume of new residential buildings and their area for parking, storage and landscsing. (b) To control the interface between Multi-family buildings and between Multi-family and other land uses in the area, by implementing adequate buffering between the Jland uses and regulating the proportions and dimensions of the Multi-Family Residential structures. Guidelines: Character of Buildings: ALL buildings, structures, and expansion or additions thereto shall be architecturally coordinated and should be planned in a comprehensive manner, giving consideration to the relationship between buildings and open areas, efficiency of the circulation systems, visual impact and design compatibility with the surrounding developments. Planning of all buildings subject to “Development Permits shall be made with due consideration to the relation between building height, site coverage, yard setbacks and in relation to surrounding properties and streets.
