PC Meeting J 25, 1994 ; BACKGROUND: This application is for the development of a 55 townhouse unit complex on the back portion of Lot 17, Plan 4318 which is currently addressed as 953 Dominion Avenue, in the "Riverwood" area. The site is currently zoned A-l (Agricultural) and is designated "Townhouse" in the Official Community Plan. The project is subject to the guidelines outlined in Development Permit Area VIII - Riverwood. PROJECT DESCRIPTION: The site area is 20,490 sq. m. The proposal is to construct 55 townhouse units (45 Model A - attached car garage), (7 Model Bl - attached garage), (3 Model B2 ~ attached garage). All units will be two storeys in height, with living area in the lower floor and three bedrooms in the upper floor. There will be 100 parking spaces located in the unit garages, and 10 visitor parking stalls provided on site. The parking bylaw r-quires 11 off street parking spaces for visitors. The current drawings show a shortfall of one visitor stall, which will be corrected prioz to final approval. The proposed site coverage is 34.95%, the maximum permitted is 35%. COPMENTS FROM OTHER DEPARTMENTS Engi : D ' b: All services and utilities on Riverwood and Elbow are to be extended and installed in conformance with the Riverwood Area Control Pian. Riverwood is to be completed on the east side with curb, gutter, sidewalk, bicycle path and street lighting. A temporary turn around is required at the south end. Elbow is to be fully constructed 8.5 m. asphalt with curb and gutter on both sides. Ornamental street lighting is required and the temporary turn around is required at the south end. Contact the G.V.S & D.D. with respect ‘with any works over their sanitary main located at the northside of the proposed development site. Building Department: City Bylaw requires fire sprinklers. Emergency access route to be approved by Fire Department. Floodplain criteria applies to this project. A Building Code and Bylaw review will be done at the time of a Building Permit Application.
