Item IV = Continued Comments ~ Continued - West Vancouver - $50.00 flat fee. District of North Vancouver - $75.00 or two per dwelling whichever is greater - for multiple use + $75.00 or $1.00 per 1,000 sq. ft. of site area whichever is greater ~ for commercial or tadustrial use + $50.00 flat fee for re- zoning to single family. The use of development area and land use contracts is being used sparingly in all municipalities with exception of Surrey and in most instances the category of use is charged in accordance with the fee schedule of the muni- cipality. I personally feel the following system is justified, that is $50.00 for single family rezoning and a $50.00 fee for the first 50,000 sq. ft. of site area plus $1.00 per 1,000 sq. ft. over 50,000 sq. ft. in all multiple, commercial industrial and institutional applications. Committee Comments: It was pointed out that the suggested fee structure is justified and is in keeping with other lower mainland municipalities. On the question of up~zoning it was suggested that the Finance Committee persue ways in which the City could share on a percentage basis or some other means on the benefits achieved by higher zoning, Recommendation: The Committee recommends that a minimum fee of $50.00 for all zoning applications be required plus $1.00 per 1,000 sq. ft. of site area in addition to the $50.60 fee. Item V Re: Western Realty Road Closure and Subdivision, Attached is the information received thus far on this subject. Approval of the road closure and subdivision were held in abeyance until proposed use information was received from the G.V.R.D. Committee Comments: After much discussion on this particular item, the Committee felt that there is not sufficient information as to future uses by either the G.V.R.D. or Western Realty to make a property decision. It was the general opinion that without knowing the impact of the subdivision and coad closure as well as past experiences with Western Realty, the Committee had no other alternative but to ceject any changes in that area.
