Engineering Department: The following works and services are required for this project: Water Existing 150 mm diameter main on Kingsway and Burleigh, Fire Hydrant on corner may require upgrading, to be checked. Sanitary Existing 300 mm diameter on Kingsway and Burleigh. Developer may be able to use existing 100 mm diameter service connection to lot from Burleigh. Storm Construct storm sewer complete with manhole at rear on Burleigh to Maple Creek to East. See attached sketch. Roads Curb and gutter required on Kingsway and Burleigh 1.8 m sidewalk, Kingsway only Lane at rear may require upgrading to City standards Building Department: A Building Code review will be dons at the time Uf the Building Permit application. DISCUSSION: The proposed development generally conforms with the guidelines for evelopment Permit Area VII and, therefore the Official Community Plan. The building has a service commercial. appearance which is appropriate for the area; however, the property is zoned C-2 Neighbourhood Commercial and therefore the uses of this building willd be less intensive than those in the surrounding area. The applicant is aware of the current zoning of the property. The design of the proposed building, although not of an award winning quality, is reasonable and will contribute te the upgrading of this area of Port Coquitlam.
