Appl'n . $#20/76 - . 2191 Prairie July 12th, 1976 DELEGATIONS: From the City Engineer, July 9th, 1976 with respect to the proposed subdivision of Lot 47, Plan 26362, being 2191 Prairie Avenue (File S#20- 76) advising that he would be prepared to grant final subdivision approval subject to the following: 1. A 14 foot road widening is required on Prairie, a 3 foot road widening is required on Chester, and a 20 Foot diameter cutoff is required at the intersection. 2. A storm sewer installation is required on Chester. Water, sanitary sewer, and storm sewer connections are required to the two proposed lets. An amount should be placed in trust in order to construct sidewalk, curb and gutter, and road widening in the near future. The total of these requirements is $13,772.00 which should be deposited with the City by the subdivider. 3. The proposed lots meet the requirements of the Subdivision of Land By-law in every way except with respect to frontage. The proposed frontages do comply with Council's recently adopted policy governing a frontage exemption for this subdivision as provided for in Section 712 (2) of the Municipal Act. The applicants for subdivision, Mr. and Mrs. James L. Brown, 2181 Prairie Avenue, were in attendance at the meeting and expressed concern over the amount of land required by the City and also the high cost of servicing the property and suggested that further negotiations should take place in this regard. The City Engineer advised that the new intersection and road designs had been arrived at as a result of the anticipated increase in traffic volume which will result from proposed Department of Highways changes in road patterns in the near vicinity and had been recommended in a report from the City's Traffic Consultant. The City Engineer further advised that property acquisitions for road widening will be required from each of the properties abutting this intersection and Alderman Mabbett suggested that the intersection of Prairie and Chester will become an important signalized intersection in the future.
