No comments DISCUSSION: The project generally conforms to the zoning regulations and the design guidelines outlined in the Official Community Plan. The project requires an Official Community Plan amendment as the Official Community Plan designation is currently Residential. However, the preliminary South Shaughnessy A.C.P. (1991) and the Draft 0.C.P. 1993 designate this area for townhouse uses. Approval of this rezoning and development permit application will permit the construction of 36 new townhouse units within the "Pitt River Road Development Permit Area".
