1. The City Bylaw requires this project to have fire sprinklers.

2. Minimum habitable floor elevations to be above 6.5m for floodplain
criteria.

A building code review will be done at the time of a building permit
application.

Parks and Recreation;

1. Landscaping to be approved by Parks and Recreation Department.

2. Meeting room if at all possible for residents.

3. Small play area in development for children.

Fire Department:

Hydrant locations to meet code standards.

DISCUSSION:

The project generally conforms to the zoning regulations and the design
guidelines outlined in the Official Community Plan. The project requires an
Official Community Plan amendment as the Official Community Plan designation
is currently Residential. However, the preliminary South Shaughnessy A.C.P.
(1991) and the Draft 0.C.P. 1993 designate this area for townhouse uses.

Approval of this rezoning and development permit application will permit
the construction of 36 new townhouse units within the "Pitt River Road
Development Permit Area". It is recommended that this application be
approved, subject to the conditions noted above.
