Completion of rezoning application 5/90;

Completion of a design to the satisfaction of the Director of
Planning; and

Submission of a complete landscaping plan and its
specifications, and a submission of the appropriate securities
to the satisfaction of the Parks and Recreation Department.

It is recommended that this application be approved to proceed for
rezoning from RS-l to RM-4 under Section 963 of the Municipal Act subject to:

1. Solution of the concerns expressed by the Nunicipal Engineer;

2. Completion of the design to the satisfaction of the Director of
Planning, including provision of recreational space fec the seniors
building to the levels specified in the Zoning Bylaw;

Completion of landscaping plans to the satisfaction of the Parks and
Recreation Department.

The applicant being advised that the Fire Chief request that ail
handicap suites in the seniors facility be located on the ground floor;

The area being declared a Pevelopment Permit Area;
Issuance of a Development Permit:

Consolidation of all properties involved, with dedication of the
necessary right~of-ways for the realignment of the Kitchener - Woodland
intersection and corresponding lanes; and

The applicants to contact the owners of Lot 117, Plan 3632 (2738
Patricia Avenue) with a view to incorporate this property into the
overall development.

The applicants to hold a public information meeting prior
introduction of the Rezoning Bylaw.

It is further recommended that:

The Planning Department be authorized to draft Development Permit 41/90;
