KON Ree PC Meeting November J, 1994 Cont'd Parks and Recreation: If possible, would like to see an improved landscaping proposal than ig currently in place. (Note: The landscaping issues can be addressed as part of a future Development Permit Application for this property.) CGONSIORRATION OF LOCAL ISSUES 2 In order to assess this application, the Liquor Control and Licensing Branch requires the local government's views on the following issues: lL. Proximity of the proposed establishment to other secial facilities and public buildings. The only other similar use in Downtown Port Coquitlam is the pub lecated at the Golden Ears Hotel. Although both facilities are in the Downtown, they are not on the same street. The proposed pub at the Lighthouse Restaurant will be on the edge of the Downtown close to areas designated for future high-density apartment use. Hence, there is tremendous potential for pedestrian access to the pub. Traffic, road access and parking availability. The site is adjacent to a municipal surface parking lot and there is ample on-street parking in the immediate vicinity. Public transit is also lc ted very close to the Lighthouse Restaurant. 2 and appearance of the establishment. ww The site is located on a corner and is isolated from residential uses. As this is a less built-up part of Downtown, the potential for disturbance is low. Character of applicant. The owner of the Lighthouse Restaurant is a well respected businessman in the community. The restaurant has long been regarded as a pride of the City. There is little doubt that the owner will continue to operate an upatanding establishment. DISCUSSION: The applicant is seeking approval for a Class ‘D" (Neighbourhood Pub) Liquor Licence in addition to the Class "B" (Restaurant) licence that he currently holds. The additional licence will allow the establishment of a neighbourhood pub within the building renovation. The applicant is seeking this change in order to diversify his business and respond to customer demand. ITEM Cont'd.../4&
