SUBJECT: APPLICATION FEES - BARE LAND STRATA SUBDIVISIONS

RECOMMENDATION:

That Public Works Committee recommend to Council that the Bylaw #2270, a bylaw to itnpose
fees for subdivisions in Port Coquitlam, be amended as shown in the attached revised Bylaw
#2270 in order to establish application fees for bare land strata subdivisions and for phased strata

subdivisions.

BACKGROUND & COMMENTS:

Attached is a memorandum from Lidstone Young Anderson dated March 11, 1994
recommending that municipalities amend the subdivision fee setting bylaws to provide for
review of bare land strata subdivisions. Also, the City of Port Coquitlam Approving Officer
does review phased strata developments under the Condominium Act a fee has been charged
based on the number of phases as is the phases were fee simple or bare land strata lots.

The attached revised Bylaw #2770 shows a recommended amendment to the fee setting bylaw
which incorporates the recommendations from Lidstone Young Anderson.
