Western Mortgage Property Rezoning Application No. 17/87 RECOMMENDATION: That the Clerk's Office be directed to prepare a bylaw rezoning Lot E ef DL 168 and 169, Group 1, NWLD, Plan 2261 from RS-3 to RS=-2, RM-3 and Pel. Subject to a restrictive covenant being registered providing the City with a voice in design contro! over muiltiole housing proposals. And subject to the applicants! making arrangements for reconstruction of Mary Hilf Road. COMMENTS: This application is to continue development ’*west from the Citadel Heights subdivision. The applicant's intend to connect to the utilities from Citadel and To connect their road network to Mary Hill Road and the north end of Mary Hill. This latter point wil! provide an exit from the north end of Mary Hil! dawn to Mary Hill Road and the bypass. Implications of this for the City are Improved accessibility and some concern about timing for upgrading Mary Hill Road. Nature of the development proposed is for approximately 16 hectares housing and 2.5 hectares (6 acres) of park land. It should be noted the applicants! are requesting a prezoning of the entire property, similar to Genstar Development. The applicants are aware of the City's concern about retaining control over the appearance of multiple family development Proposals. They are proposing this concern be accommodated by registration of a restrictive covenant to provide the City with a voice in the review of building proposals.
