Kirk April 3, 1990 City Administrator File No. 10/90 and 11/90 FROM: Carlos Felip Director of Planning RE: 2448, 2464, 2482, and 2518 Pitt River Road — Rezoning Application and Official Community Plan Amemdment Planning and Development Committee — April 10, 1990 ~ for rezoning from RS-1 to RM-3 under Section 963 of the Mumicipal Acts; and - for amendment of the Official Community Plan designation, from residential to apartment under Section 947 of the Municipal Act; subject tos 1. Consolidation of the Properties to the satisfaction of the approving officer; 2. Solution of the concerns expressed by the Municipal Engineer; 3. Registration of the appropriate documentation to provide lot 8 with accegs to Pitt River Road at a location acceptable to the Engineering Department. The Municipality shall be third party of this agreements; 4. Submission of a design to the satisfaction of the Municipal Planner; 5. The area be declared a Development Permit Areas 6. Issuance of a Development Permit: 7. Submission of a Landscaping Plan that incorporates appropriate paved driveways over the access right~of~way in favour of lot 8, and identify common open play areas. PROJECT DESCRIPTION: The applicants are proposing the development of a 55 Unit Townhouse complex with access off Pitt River Road. The design proposes three development clusters with individual accesses, although, due to concerns expressed by the Municipal Engineer, two of the Clusters may be joined, resulting in the elimination of one of the accesses to Pitt River Road. ceeld/ adi
