THE CORPORATION OF THE CITY OF PORT COQUITLAM Mr. B.R. Kirk June 27, 1989 City Administrator Mr. W. Brown Director of Planning 1921 Broadway Street Development Variance Permit File No. 37/89 THAT City Council direct the Clerk's Office to inform surrounding property owners of this application and to place a resolution on a subsequent agenda of Council to approve relaxation the Zoning Bylaw No. 2240, Section 1003 M-3 Clean Industry, Subsection (3)(e) Rear Yard Setback. This application is to reduce the rear yard setback of this project from 6 meters to 1.5 meters. The proposal is to place the building near the back of the lot, similar to the building being constructed next door. Design rationale for this approach is to have the building orient to one side. The massing of the rear of the building is divided into three parts to pick up on a residential scale. The owner is constructing the building for their own business and two rental bays. They have indicated they will fence along the back of the building to prevent it from being used. C be W. Brown Director of Planning WB/k1n ID222FILEOQ04—21
