of Ulster and Victoria Drive. The lot is also fully serviced.

The Committee feels that the owner should be permitted to build the dwelling

on this lot and recommends that the front 120 feet of the parcel be rezoned to
RS~1., The rezoning can be carried out without a legal subdivision of the land
and it would permit the owner to construct a single family dwelling. on the
portion zoned for RS-l use. In addition, as the Committee feels that it was not
the intention of the by-law to control construction on larger lots, the Committee
recommends that the zoning fee be waived in this case.
