From the Director of Planning, July 20, 1994 regarding Rezoning Application No. 31/94 and
Development Permit Application No. 32/94 for 2338 and 2344 Welcher Avenue.

That Rezoning Application No. 31/94 and Development Permit Application No. 32/94 for 2338
and 2344 Welcher Avenue.be approved to proceed for Rezoning from RS-1 (Large Lot
Residential) to RM-4 (Apartment) under Section 963 of the Municipal Act subject to:

a) Completion of a design to the satisfaction of the Director of Planning;

b) Satisfaction of Engineering requirements,

¢) Submission of landscaping plans to the satisfaction of the Parks and Recreation Department,
d) Satisfaction of the Building Department concems,

e) Satisfaction of the Fire Department concerns,

f) Consolidation of the properties into one lot.

| g) Issuance of a Development Permit.

That the Planning Department be authorized to draft Development Permit 32/94; and

That the Mayor and Clerk be authorized to sign the documents when completed subject to the
conditions noted above.

c) Registration of a restrictive covenant on the property to prevent the new building from

d) That the drawings of the proposed building are to form part of the Restrictive Covenant.
