SUBJECT: Development Permit Application
Bay #2, 1750 McLean Avenue, Port Coquitiam

RECOMMENDATION: That City Council adopt the following resolution,

WHEREAS the Permittee wishes to commence a
development on the Lands herein defined;

AND WHEREAS the Permittee has made application
for a Development Permit in regard to the Larus;

AND WHEREAS the Municipal Act R:S.B.C. 1979, ec.
290 provides that in a Development Permit certain
matter may be varied or supplemented in the
manner specified therein;

NOW THEREFORE the Council of the City hereby
issues a Development Permit in respect of ALL AND
SINGULAR that certain parcel of land situate in
Port Coquitlam, British Columbia, which is more
particularly described as:

Lot 158 of District Lot 255, Group i, Plan 50164
New Westminster District. ,

BACKGROUND:

This property in question is regulated by Land Use Contract No.15,
Bylaw #1409, That Land Use Contract provides tor development of
the properties along McLean Avenue west of Ryan Street to be
developed as multi-bay warehousing, permitting M-3 Specia|
Industrial uses. Special requirements of that Land Use Contract
inctuded a 20 metre (66 foot) buffer strip along the south side of
the three properties. In addition, the Land Use Contract did not
provide for access to the east and west elevation of the buildings
along Taylor Street or along Ryan Street.
