February 9th, 1976 the City's plan contain 5400 square feet, some will have a frontage of less than 60' in width and will require Council's approval on frontage exemption. Alderman Thompson stated he would like clarification that there is an obligation on the City's part to provide the Developer with a certain number of lots, and the City Planning Officer explained that before the exchange took place, the Applicant's solicitor wrote to the City laying out a number of conditions for the exchange and one of those items was the number of lots, although the number was not mentioned specifically, and he stated that it was his understanding that the City was quite prepared to accept those conditions. Alderman Thompson stated his understanding that the Council was not obligated to support the proposed subdivision, and Mr. Spani advised he was satisfied with the subdivision layout of 53 Tots as prepared by the City's Planning Department. “Plan.& Zon.Comm.- From the Planning & Zoning Committee, February 5th, 1976, referring ‘Appin. The Committee, in its report, advised that by reducing the size and width, the number of lots may be increased to 36 or 37, or a density of 9.0 + units per acre, and that both the Planning Officer and City Engineer have repeatedly expressed concern about the continuing use of Land Use Contracts to effect subdivision; however, the proposed development is based ou the assumption that: zoning amendments to RS-1 as presently being reviewed will become reality whereby the Land Use Contract can be later on cancelled when zoning amendments are adopted. Moved by Alderman Ranger: Seconded by Alderman Mabbett: That Application R#17/75 to develop the subdivision of a 4.0 acre parcel of land bounded by Victoria Drive, Lynwood Avenue, Coast Meridian Road, and Chelsea Avenue under a Land Use Contract as outlined in a report from the Planning & Zoning Committee, February 5th, 1976, be submitted toa a Public Information Meeting in order that the nature and effects thereof can be discussed with the residents in the area concerned.
