RECOMMENDATION:

That this application be approved to proceed for rezoning from RS-3 (Estate Residential) te
RS-1 (Large Lot Residential) and RS-2 (Smail Lot Residential) under Section 963 of the
Municipal Act subject to:

a) Completion of a subdivision design to the satisfaction of the Municipality;

by Completion of the Engineering Department requirements to the satisfaction of the

Municipality;

c) Completion of the Building Department requirements to the satisfaction of the
Municipality;

d) Registration of a restrictive covenant on the properties to prevent new buildings from
being converted to contain secondary suites.

BACKGROUND:

The area is designated "Residential" in the Official Community Plan and is located in the
northwest part of Riverwood. The subject property is a 1.79 ha parcel located immediately cast
of Rhine Crescent which was rezoned in 1993 to RS-2 and is now under construction.

This application will permit the subdivision of the subject property into three RS-1 (Large
Lot Residential) and twenty-one RS-2 (Small Lot Residential) ots. The property 1s currently
zoned RS-~3 (Estate Residential).
