A Bylaw to amend the "Port Coquitlam Zoning Bylaw, 1987, No. 2240" The Municipal Council of The Corporation of the City of Port Coquitlam, in open meeting assembled, enacts as follows: 1. This Bylaw may be cited for all purposes as "Port Coquitlam Zoning Bylaw, 1987, No. 2240, Amendment Bylaw, 1994, No. 2903", Those certain parcels of land situated in Port Coquitlam, British Columbia which are more particularly described as: Parcel B (Except Part with DF5955) Lot 1 and 2 District Lot 379 District Lot 379 Group One Group One Reference Plan 231 Plan 5344 New Westminster District New Westminster District is hereby rezoned from RS-J (Large Lot Residential) to CD (Comprehensive Development) and the Zoning Map of the "Port Coquitlam Zoning Bylaw, 1987, No. 2240" is hereby amended to reflect this rezoning. Notwithstanding the "Uses Permitted" described under "Part XII - Comprehensive Development Zone” of the "Port Coquitlam Zoning Bylaw, 1987, No. 2240", the uses permitted within the aforementioned land shall be restricted to those listed in Schedule I which is attached hereto and forms part of this Bylaw. Notwithstanding the "Conditions of Uses" described under "Part XI - Comprehensive Development Zone" of the "Port Coquitlam Zoning Bylaw, 1987, No. 2240", site coverage and building setbacks shall be approximately as illustrated in Schedule IJ which is attached hereto and forms part of this Bylaw. Notwithstanding the "Conditions of Uses" described under "Part XII - Comprehensive Development Zone" of the "Port Coquitlam Zoning Bylaw, 1987, No. 2240", Sub-sections (2) Floor Area Ratio, (3) Recreation Areas, (8) Special Conditions, (9) Off-Street Parking, and (10) Height of Buildings of Section 808 "Apartment (RM-4)", Part VII. of the "Port Coquitlam Zoning Bylaw, 1987, No. 2240" shall apply to all uses permitted within the aforementioned land.
