THE CORPORATION OF THE CITY OF PORT COQUITLAM PEPORT TO COUNCIL B.R. Kirk Date: September 30, 1993 City Administrator File: 83/93 Carlos Felip Director of Planning 2079 Lougheed Hwy. Development Permit Application 83/93 Planning and Development Committee — September 28, 1993 RECOMMENDATION : That this application be denied and that the applicant be encouraged to re-design the building with a commercial form in compliance with the Development Permit Area guidelines and which is compatible with the commercial character of the area. BACKGROUND: This application is for the development of a log home show cffice and used auto dealer. The site is currently zoned CS-1 (Highway Commercial) and is designated for "Highway Commercial" use in the Official Community Plan. The project is subject to the guidelines outlined in Development Permit Area IV - "Aggie Park". The applicant atteided Planning Committee on September 28, 1993 to discuss the above recommendation. Members of Planning Committee suggested to the applicant to consider some alternate location, in particular some industrial sites on Westwood Street could be more appropriate for the display home he would like to erect. PROJECT DESCRIPTION: The proposal is for the construction of a log home, to be used as a display for an exporting business, and as office for a used car dealer. While the proposal generally conforms with the Zoning Bylaw, the proposed log home will be somehow out of place at this location, and may set a negative precedent for future development in this area.
