Nergaete sat aes " Minor variations which do not change the intent of the guidelines may be permitted without an amendment of the Development Permit Area guidelines, subject to the approval of the Director of Community Planning. DISCUSSION: The Official Community Plan designates as Development Permit Areas all commercial and multi-family areas and those industrial areas exposed to major throughfares, therefore requiring some level of design control. Three areas of the City fall within the above categories and are not as yet designated as Development Permit Areas: The Northside Centre The Dominion Triangle Industrial Area, and The Pitt River Waterfront. The Dominion Triangle is currently the subject of an Area Control Plan that will recommend design guidelines for designation of the Triangle as a Development Permit Area. A similar Area Control Plan is expected to be developed shortly for the Pitt River Waterfront. No Area Control Plan is planned at this time for the Northside Area, | however, due to increasing development pressures it js advisable to establish the same level of design controis that apply to all other gimilar areas of the City. .
