SUBJECT: Rezoning Application
23520 Stafford Avenue, No.2/83

RECOMMENDATION: That the City Council direct the City Clerks
Office to prepare a bylaw rezoning lots 11, 12, |
13, of block 9, District Lot 290, Plan 1957, from
A~-l Agricultural Designation to RS—1A Small Lot
Residential Zoning Designation.

COMMENTS:

at SERA

1. The three lots in question are proposed to be consolidated into
two RS-1A small single family lots. The lots well fronting onto
Stafford Avenue have their side along Shaughnessy Street.

2. Department comments about this application are limited to the
City Engineer's Department who have posed the usual. utility ;
servicing requirements and development cost charges. There are
sanitary sewer and water services in the vicinity. but, some
upgrading is required as well as road paving.

3. <A peripheral concern about this application is its potential .
impact upon the future replot of city owned lands to the south.

As Council may recall, the west end of Stafford Avenue across. ;
‘Shaughnessy Street has previously been subdivided into residential
lots. Those lots and the existing private lots to the north of —
Stafford Avenue limit the alignment of Shaughnessy to its current:
position. Consequently, development of these three lots will not .
have a impact upon the potential replot of city owned lands to the
south. Approval of this rezoning application is being recommended.
