May 10th, 1976 by Mr. Ron Mann, the City's former consultant, and pointed out that it defines the market area for the North side as being to the South of Lincoln and to the East of Wellington with a second commercial centre at Coast Meridian and Victoria; however, the North side shopping centre has a much larger market area than that previously envisaged. Alderman Ranger stated he felt that a number of 4' x 8' signs should be posted on the property, with at least 3 adjacent to the new Greater Vancouver Housing Corporation's 202-unit housing project, showing a sketch of the development so people will know what is proposed. Alderman Ranger also stated his understanding that there is a restrictive covenant on the property in question and the City Planning Officer advised that such a covenant does exist and that it restricts the construction of a supermarket on the site wuntil‘the middle part of 1978; therefore, the development would have to be undertaken in two stages. The City Engineer advised that the anticipated road widening of Coast Meridian Road and Prairie Avenuc would provide an 80' radius at that intersection; however, the question of what would be required with respect to on-street parking has not as yet been looked at. In answer to a query from Alderman Mabbett, the City Planning Officer advised that the closest G.V.H.C. unit to the proposed development will be just under 60' and Alderman Laking pointed out that under the terms of a Land Use Contract, the developer will be required to provide a concrete block fence and trees for screening along the perimeter of the property. From the Planning & Zoning Committee, May 7th, 1976, recommending Plan.& Zon. Comm.~Appln. that Application R#7~76 to rezone the Remainder of Lots 35, 36, 37, and R#7-76 38, D.L. 466, Plan 19410, which property is located between Westminster Avenue and Imperial Avenue, from RS-2 (One-~Family Suburban Residential) to RS-1 (One-Family Residential) for subdivision purposes, be approved in principle and that a Public Information Meeting be held thereon.
