September 24, 1990/267 Planning of all buildings subject to Development Permit shall be made with due consideration to the relation between building height, site coverage, yard setbacks and in relation to surrounding properties and streets. Townhouses or apartments shall not back onto public roads. Any fencing along public roads must provide for direct pedestrian access to the residential units by the provision of appropriately designed gates. Siting and Accesses: Where possible, vehicular access to multi~family developments should be achieved from a side road or service lane. Commercial development adjacent to Woodland Drive will not be permitted to have vehicular access from Woodland Drive. Parking and/or open storage areas facing Woodland Drive will be discouraged and where unavoidable, extensive Screening by means of fencing and landscaping, to the satisfaction of the Municipality must be provided. Commercial development fronting on Westwood will be encouraged to minimize the impact of front yard parking by providing appropriate landscaping to soften the v‘sual impact of parking areas from the road. All commercial developments backing onto Westwood Drive shall provide an attractive, substantial visual buffer from the street, by way of landscaping and facing, to the satisfaction of the Municipality. Landscaping: Substantial landscaping to screen parking areas from the streets and adjacent residential buildings and interplanting of the parking areas with trees is required. Retention of mature trees to integrate into the overall landscaping is encouraged. All vegetation used for landscaping shall be mature and of a quality acceptable to the Municipality. All planting must comply with the standards of, or standards similar to those of the B.C.N.T.A. All materials other than vegetation, used for landscaping shail he “non~skid" type and of durable quality. All landscaping fronting the street shall use trees wherever possible. Signage: All signs and signage should be architecturally coordinated with the overall design of buildings and landscaping. Free standing Signs shall be incorporated into the design of the landscaped area. No free standing signs will be permitted facing Woodland Drive.
