MAY 14 1979 TO: Mayor and Council May 3rd, 1979 FROM: Planning and Zoning Committee Re: R#8-79 SUBJECT; Application to rezone properties at 3185 Flint j Street from C-1 and RS-1 to cD (Comprehensive Development Zone) for the redevelopment of the grocery store and a 7-unit townhouse apartment project. LEGAS, DESCRIPTION: Lots 20, 21 and 22, Block 25, District Lot 164, Plan 1951. BACKGROUND: The owner of the Q.T. Market at 3185 Flint Street has been working with the Planning Department for some time on a pian to redevelop the subject properties. With the exception of Lot 20, both Lots 21 and 22 are within the designated apartment area under the apartment plan for the City. We have recently arrived at a plan which appears to be quite acceptable. The proposal is to con- solidate all the properties and through re-sub- division, create two new sites, one for the grocery store and the other for a 7-unit townshouse apartment project. The new building for the grocery store is to be located at the corner of Prairie Road and Flint Street. It will be a two storey building with the second storey to be used as the residence for the owner. The site for the townhouse development is 12,800 square feet. The site area for each townhouse unit is therefore approximately 1,830 square feet or equal to a density of slightly higher than -3 zoning. All units are two storeys with two bedrooms. Vehicular access is designed to minimize any conflictswith the flow of traffic on Prairie Road.
