The first phase is proposed for 91 units (46 - 1 bedroom, and 45 ~ 2 bedroom over three storeys). There will be 172 parking spaces provided in the parking structure under the proposed project. Access to the parking is from Roland Street. The site area is 80,900 square feet. The F.S.R. with underground parking proposed is 1.36, the maximum permitted, given the amount of underground parking, is 1.4. The site coverage proposed is 45%, the maximum permitted is 50%. The minimum side yards and rear yard requirements of 24.6 feet have been provided. The front yard will need a relaxation from the 24.6 feet required to the 15 feet proposed; the height proposed of 43.23' also requires a relaxation from the 39.0' permitted. These relaxations are supported by the Planning Department as they respond to design guidelines and Ministry of Environment requirements, respectively.
